Industrialized Construction & Building Technology

Getting better building systems specified, bid and built.

Led by Morgan Allan.

What we do

Construction’s biggest obstacle is not a lack of better ways to build. It is inertia. Better systems exist, they are certified, they cost less to own over time, and they still lose to the way the last project was done. Our work is getting them chosen.

We help companies that make prefabricated, modular and panelized building systems get their product specified, bid and built on commercial, industrial and institutional projects. That means market entry and go-to-market strategy, technical sales into architects, engineers and general contractors, specifications and collateral that survive engineering review, and pursuit of the projects where the system’s advantages actually decide the outcome. We also work on the owner’s side, helping developers and owners evaluate whether a manufactured system fits a project and how to procure it.

The experience behind this is direct. Morgan built the commercial and industrial division at RSG 3-D, a US manufacturer of ICC-certified structural concrete insulated panels, and leads its entry into Canada. Before that he spent six years at Nexii Building Solutions as one of its earliest senior hires, taking a precision-manufactured panel system from an unproven idea to a double-unicorn valuation. He has also seen what happens when the engineering and cost basis are not proven before the growth capital arrives, which is why the first question we ask about any system is whether it is a workable product or an idea in search of one.

Every company in that history built off site. Weatherhaven and SpaceMax made rapid-deployment shelter and modular systems for remote sites. Nexii made precision-manufactured panels. RSG 3-D makes structural concrete insulated panels. Twenty years across prefab, modular and panelized construction is what lets us tell a manufacturer what will sell, and an owner what will work.

This is also where the sustainability conversation gets decided. Life cycle cost, embodied carbon, energy performance and construction timeline are not separate questions. They are the same question, and the structure chosen on day one sets the answer on all of them. A system that performs on those measures, with the evidence to show it, is not the green option. It is the conservative one.

Who it’s for

  • Manufacturers of structural, envelope and modular building systems entering a new market or a new segment, US companies entering Canada especially
  • Owners and developers of warehouses, data centres, cold storage, institutional and mixed-use buildings weighing a manufactured system against precast, tilt-up or conventional construction
  • General contractors and construction managers who want a system partner who understands bidding, specifications and schedule
  • Investors who want an operator’s read on an industrialized construction company

How we work

  1. Product and market assessment: where the system wins on cost, schedule, performance and code, and where it doesn’t
  2. Go-to-market: segments, geographies, channel (developer, GC, architect, pre-engineered building contractor), pricing posture
  3. Sales infrastructure: specifications (proprietary, or-equal, base bid), technical collateral, engineering references, claims that pass review
  4. Project pursuit: target list, relationships, design-team engagement, getting specified early enough to matter
  5. Close and deliver: bid support, value engineering, handover to the manufacturer’s estimating and supply teams

What you get

  • A market-entry or growth plan a manufacturer can execute with the team it has
  • Specifications and technical materials that architects and engineers will actually use
  • A pipeline of real projects with named relationships, not a list of leads
  • An honest assessment of the product against the market, including what needs to change before it will sell
  • A clear account of where the system stands on embodied carbon, energy performance and life cycle cost, and what evidence supports it

Example engagements

Building a C&I division from zero. A US structural panel manufacturer needed a commercial and industrial division and a route into Canada. We built it from the ground up: specifications, technical collateral, an engineering review process and a target pipeline. Result: first C&I projects in preconstruction, including a warehouse where the design team moved from precast to the panel system.

Nexii, from early hire to double unicorn. Joined as one of the first senior hires and helped grow the company from startup to a double-unicorn valuation over six years, contributing to a 2024 Silver Edison Award.

Solving a public-agency problem with a new product. The New York State Thruway Authority needed a solution for its service-area rebuild programme. We solved it with Nexii’s panel system, one of the earliest large-scale proofs that a manufactured envelope could meet a public owner’s schedule and performance requirements.
